  • Well, we met the builder, 2 electricians & a plumber on site for our post-report inspection...

    Short story...

    The vendor is already replacing all decking joists & necessary deck boards.

    The builder overall was happy with what the vendor is suggesting will be done. The vendor will do the work even if he doesn't sell the house. It still needs repairing.

    A pest bait program is insitu, and will be revisited in 6 months.

    The metalised roof insulation will need to be replaced with a non-conductive insulation. The electricians were able to measure ~40volts across the insulation. X_X

    Otherwise all the electrical work is OK.

    The plumber gave it the thumbs up :-b .
    But a gas cock valve needs to be installed to isolate the gas oven.

    So, if we can agree on new time frames, and another final inspection to ensure the work is done prior to settlement, we will still buy the house in Yandina. :)

    Sounds like a productive trip! So far you haven't put down a deposit?

    I don't understand the insulation. How can it get 40V across it, is there a short to something?

    We did put down the minimum deposit some weeks back.

    I don't know how you get 40V across it without some proximity or insulation resistance.

    Aren't you the electrical engineeer... :-??

  • I suspect 40v might be detectable if you licked the galv roof ?? I hope it has the traditional tin roof? Nothing beats the sound of rain on a hot tin roof - maybe the sound of waves breaking on the shore....

    We signed a contract of sale for our house yesterday

    The buyer legally has a 3-day cooling off period before the contract can be legally enforced (subject to conditions)

    Then, it's off to the casino. Put the house on black, no red, no wait, definately black!

    Fortunately, termite action is is proximity to house (garden), not in house.

    Buying this house in Yandina has been about as much fun as cleaning vomit off a bitumen road at a busy intersection. :-q

    Lots of bending over, lots of swerving to & fro & lots of yelling! :-S

    But today, we seem to have made real progress.

    We may have removed some final hurdles. The real estate agent has been our biggest problem. What a knob jockey that bloke is.

    About as useful as 'a glovebox full of busted monkees' bums!' :-O

    Also, today is the day our house is officially sold ie all conditions met! =D> :-b

    1 step closer to Paul's boat house ;)

    Perhaps I shouldn't tell you about our ongoing exercise in land acquisition from the neighbour to add to our current holding (and double its size) by way of a subdivision.

    Negotiation started October 2012, contract of sale finally signed October 2013, new title finally issued September 2014....we 'might' (hopefully) actually settle within a fortnight. :-??

    Then I may seek a different sort of contract on a certain surveyor I know with bonus points given for the Vendor's legal representative... X-(
